From appraisal to closing day

The quiet weeks: appraisal, underwriting, title, the walk-through, and what settlement day looks like in PA.

The appraisal

Your lender orders an independent appraisal to confirm the home is worth the loan. If it appraises at or above your price, nothing happens and no one calls you — good news is silent. If it comes in low, the gap gets negotiated: seller reduces, buyer brings cash, or you meet in the middle. Your mortgage contingency is what protects your deposit while that plays out.

Underwriting and the commitment

Underwriting is the lender verifying everything — again. Respond to document requests the day they arrive; the mortgage commitment deadline in your agreement is a real date with real consequences. This is also the stretch where you keep your finances motionless: no new debt, no job changes, no large mystery deposits.

Settlement day, Pennsylvania style

In PA, closing ("settlement") is typically conducted around a table by the title company — attorneys are optional, not required. You'll do a final walk-through shortly before, confirming the home's condition and any negotiated repairs. At the table you sign the loan package and deed paperwork, funds transfer, and the keys are yours. Bring government ID and your cash-to-close as a wire or certified check — your Closing Disclosure, delivered at least three business days prior, states the exact figure.

What is title insurance?

A one-time policy protecting against defects in the home's ownership history — unknown liens, forged deeds, missed heirs. In PA rates are state-filed, the buyer customarily pays, and the lender requires its own policy; the owner's policy protecting you is the one worth understanding. Can closing dates move?

They can, and occasionally do — usually by days, driven by lender or title timing. Build a little flexibility into your moving plans.
